Cancellations, Full refund minus 25% booking fee if within 4 weeks of booking date, after that full loss of deposit, deposit is first nights fees in adavance no refunds will be given for bookings between 20th December to 15th January from 1st November onwards.

Shoulder Season: 1 Dec to Easter excluding Xmas New Year week
Off-Peak: Post Easter - 31 Nov
